This home was a 1990’s disaster. A 3-storey architecturally built home with every conceivable angle built into the design, and 3 enclosed decks that leaked like a sieve.

On behalf of the clients, we were engaged to reclad the home under building consent and resource consent (due to infringements on the height and boundary) to bring the house into the 21st century with correct design and detailing. The final product was a transformation of grand proportions.

The two roof areas were completely rebuilt, one in long-run metal, the other in a two-layer torchon membrane. Standard pine bevel-back weatherboards were the choice for cladding, painted white to make the home look fresh and new. The three decks were completely rebuilt to the correct falls, with floating timber decks built over the new torchon membranes. The semi-frameless glass balustrading added a modern aspect to the exterior whilst having minimal impact on the sea views from the property.

The project was a success, it took a good 16 weeks to complete due to its size and difficulty, but the homeowners were thrilled with the result.
